On brick, a reglet is cut into an existing mortar joint. The flashing is inserted into the groove and secured with new mortar.

Stucco requires a different approach. A kerf is cut directly into the stucco surface so the flashing can be properly embedded and sealed.

When a simple sealant or cap fixes the problem

Not every flashing issue requires complete replacement. If the metal is still in good condition and the problem is limited to cracked or deteriorated sealant, a proper resealing may be enough.

A smaller repair may make sense when:

  • The metal underneath is still solid
  • There is one isolated gap or leak
  • Brick or stucco around the flashing is dry and firm
  • There is no visible water damage inside the attic

What happens during a counter flashing repair

We start by examining the flashing, wall surface, and surrounding roof area to determine where the water is getting through.

  • Inspect the counter flashing and step flashing for damage
  • Check the brick or stucco for cracks, gaps, and deterioration
  • Remove failed sealant and damaged metal
  • Clean and prepare the existing mortar joint or stucco channel
  • Cut a new reglet or kerf when necessary
  • Install new counter flashing and properly overlap it with the step flashing
  • Seal and finish the repair with appropriate mortar or stucco materials
  • Photograph the area before and after the repair

The overlap between counter flashing and step flashing is especially important. If those components aren't properly integrated, water can find its way behind the flashing during heavy rain.
